Whilst the quality of a property will be of primary concern to many tenants, it is also important to consider the difference a good agent can have. Estate and letting agents are not regulated, but reputable agents will be members of self-governing bodies such as the Association of Residential Letting Agents, the Property Ombudsman Scheme and a Tenancy Deposit Protection Scheme.
Simpson and West are proud to be members of all three. This means that we adhere to a strict code of conduct, ensuring your rights as a tenant are protected and that your tenancy deposit is registered in the correct way.
The majority of the properties that we offer are fully managed by Simpson and West, so if you have any maintenance concerns you can deal with us directly.
As well as paying the rent, you may also be required to make the following permitted payments.
Permitted payments before the tenancy starts (payable to Simpson and West 'the agent')
Holding deposit: 1 week's rent
Deposit: 5 weeks' rent (less holding deposit already paid)
During the tenancy (payable to the agent) for english properties:
Payment of £50.00 if you want to change the tenancy agreement during the tenancy
Payment of interest for the late payment of rent at a rate of 3% above the bank of england base rate
Payment of £10.00 for the reasonably incurred costs for the loss of keys/security devices
Payment of any unpaid rent or other reasonable costs associated with your early termination of the tenancy
