Our full management package will give you peace of mind that your property is being looked after by professionals who are members of ARLA and the The Property Ombudsman, and who have a wealth of knowledge and experience in the local industry.
Simpson and West can organise everything from start to finish, including (if you wanted) a full package of refurbishment works before finding you the perfect tenant to look after your investment. Full references are taken on all the adults that will be residing at the property before they move in, with a comprehensive tenancy agreement being signed and a full inventory of the property undertaken. We can organise all of the legalities such as the landlords gas safety check, energy performance certificate and legionella risk assessment
We can arrange all maintenance works required while we manage the property and we are one of the few agents who don't make any money from these contractors making your bills more competitive
Once your ideal tenants have moved in we will collect the rent and deal with any issues should they occur.

If you are more of a hands on type landlord we can help with this as well.
Our tenant find only package will do exactly what it says on the tin (although there is a little more to it than that!). We will provide the same level of service and expertise as our full management package but once the tenants have moved in everything is passed over to you so that you can deal with the tenants direct to collect the rent and manage the property.

We aim to keep things simple, especially our pricing:
Full Management
Management fee 10% (8% + vat) of the rent collected.
Set up fee at the start of each tenancy £180 (£150 + vat).
Contribution towards the tenancy renewal £60 (£50 + vat) if required.
Arranging an Energy Performance Certificate No charge - you pay what the EPC costs,
typically £50.
Legionella Risk Assessment £42 (£35 + vat)
Rent and legal insurance cover Rents up to and including £700pcm -
1.9% plus 12% Insurance Premium Tax
Rents of £701 to £2000pcm - £190
(Including 12% IPT)
Rents of £2001-£2500pcm - £300
(Including 12% IPT)
Tenant Find Only
Set up fee at the start of each tenancy £300 (£250 + vat).
Contribution towards the tenancy renewal £60 (£50 + vat)
